    Why should I rent out my home through BNB Service?

    Because of our experience, we know exactly how we can rent out your house best. We will arrange everything in order to help you with the renting out of your house.

    We arrange everything so that you do not have to do anything at all. We create the advertisement, maintain all contacts with guests, ensure a good check-in and check-out. We clean the house and we act as a concierge for guests during their stay.

    In addition, you earn more on average with your home than if you would do this yourself through Airbnb. This is because we respond to supply and demand daily. We ensure that your house will be seen among the more than 10,000 other AirBnb listings.

    How is it possible that I am earning more with BNB Service?

    At BNB Service we only earn money if you also earn money. The more you earn, the more it yields us and that is why we are experts in setting the rental price for your house. In addition, people book through us because we have excellent guest reviews.

    Through which channels will BNBservice advertise my house?

    We work with Airbnb, Wimdu, Booking.com, etc.

    What does BNB Service need from me?

    We come to you for an intake interview where we fill in a questionnaire. In addition, we ask for three sets of keys. Possibly extra towels and bedding that we can use. If you do not have these, we can arrange this for you at a low rental fee.

    What are the revenues?

    The revenues from vacation rentals can be high. We would be happy to visit you and make an estimate of what you can earn.

    Which costs are associated with this?

    You pay us no costs at all for start-up or service fee. We charge a percentage of the turnover and charge cleaning costs to the guests per stay. This means that you do not run any financial risk. We only earn money if you also earn money.

    Safety & nuisance

    Am I insured?

    You are insured against diefstal, vandalisme and aansprakelijkheid through Airbnb up to an amount of 800.000. And on Wimdu up to an amount of 500.000 euro. Items such as art, cash or pets are not covered by this insurance. In addition, in a number of cases your building, household effects and liability insurance coverage continues during incidental rental. Always consult the policy conditions of your insurance for this.

    What do I do with my personal and valuable items?

    Although you are insured up to € 800,000, it is always wise to store valuables and personal items that you are attached to. If necessary, we offer the possibility to store your valuables in a storage room in our office.

    What does BNB Service do to prevent nuisances?

    Together we will create a guest profile, so that we both know who we can and cannot accept in your home. In addition, we are always personally present at check-in and we explain the rules to the guests. If necessary, we can leave our telephone number with the neighbors who can call us if there is any unexpected inconvenience.

    What to do in case of nuisances?

    In the unlikely event that a nuisance arises anyway, we intervene immediately. We are in Amsterdam ourselves, and can be on site in 15-20 min. We advise you to inform your neighbors in advance and give them our number.

    Regulations & Taxation

    What are the fiscal consequences of vacation rentals?

    There are many different ways. We can explain the basic rules in a personal meeting.

    What are the rules for vacation rentals according to the municipality of A'dam?

    To rent out your house you have to meet a few conditions:

    Permission from the landlord or the Owners Association

    • You can only rent out your house during vacation if you own the house or if you have permission from the landlord. Property owners who are in an Owners Association (VvE) must request prior permission from the Owners Association (VvE).

    Fire safety

    • Your home must meet the necessary fire safety requirements in the interests of the temporary tenants and your neighbors. More information about taking fire safety measures can be found on the website of the fire brigade.

    Maximum of 4 people

    • You are not allowed to rent out your house to more than four people at the same time.

    Paying taxes

    Just like all other accommodation providers that offer overnight accommodation to tourists in Amsterdam, you have to pay tourist tax.

    BNB Service will, at the first meeting, inspect whether the home is safe and suitable for vacation rentals. We will never rent out homes to more than 4 people at the same time and we will advise you on the income and tourist taxes if desired.

    I rent a house. Can I also rent it out through BNB Service?

    As long as you have permission from the landlord, it is not a problem at all.
